That’s right – you ONLY need ONE buyer – the problem of course is you do not know which one it will be.
You also only have ONE chance to make a lasting impression in any phase of your life.
I am not a negative person, but I will share with you that a buyer will see any negatives in your house first. They are looking for a reason to cross your house off their list. Anything negative clues them in to look for more possible problems and you just lost that one buyer you need.
Considering that a buyer’s eyes are drawn to anything negative first, they start to build on that in their minds and all of a sudden they have added up the cost to overcome what is bothering them. Out the door they go and on to the next house on their list.
In this market you need to package your house to appeal to the largest number of potential buyers. As a Realtor with a trained eye, when I see the potential in a house that has not been staged, I will speak to the owner about how staging can help them. The ideal time to stage a home is before listing it of course, but if you are getting buyers in your house and not getting interest or you are getting negative feedback you might want to think about getting some outside help.
You need to make your house shine in this seller’s market. You need to draw a buyer’s eyes to the positive aspects of your house and those positive aspects will sell your house much more quickly and will probably bring in better offers.
